CANCELLATION POLICY

Reservations cancelled 14 days prior to arrival will receive a full refund less a cancellation fee in the amount of $34.50. All cancellations must be in writing for both the protection of the Guest and to confirm that the cancellation is being requested by the person who made the original reservation. All cancellation’s made after the 14 day time period of arrival will result in all loss of monies, unless Trip Insurance has been purchased. Reservations made through OTAs (Vrbo, Airbnb, etc.) will have a different cancellation policy. Please refer to their individual cancellation policies and Trip Insurance if purchased.

A basic supply of linens, towels, paper towels, soap, makeup removing wipes, dish detergent, toilet tissue and trash bags is provided in each property. Bed linens and bath towels are not changed during your stay. The startup set of soap, makeup removing wipes, toilet tissue, paper towels and trash bags is not replenished; so we suggest you bring extra items for longer stays. Every cabin has an iron and ironing board. Every bathroom has a hair dryer. 

Bring your own shampoo, conditioner and body wash or soap. If the property you rented has a washer and dryer, you will want to bring your own detergents and dryer sheets. There are only salt and pepper in the kitchens. Bring your own spices and condiments if you plan to cook. For the cabins with a hot tub, you may want to bring your own beach towel. 

Yes, our pet friendly cabins are marked on our website with a little doggie paw and information in the cabin descriptions. If you aren't sure, call the Georgia Mountain Rentals office. There are some properties where NO pets are allowed. Owners sometimes prefer to leave their properties pet free for guests who have allergies. If you bring a pet to any property not listed as pet friendly, eviction is inevitable. All pets, except for certified Service Animals, must pay the required pet fees. See FAQs: Are there pet fees?

For those holiday homes that are pet-friendly, the cost per pet is $75 for the first pet and $25 for each additional pet. All pets should be listed on the reservation. If a pet is left in a property alone, they must be kept in a crate or kennel. Guests with an UNAUTHORIZED pet on the premises will result in eviction and loss of all rental fees. NO pets are allowed on the furniture. If housekeeping finds that pets have been on the furniture there will be an additional $50 charge for cleaning. All pets need to be picked up after both inside and outside of the property. If guests do not clean after their pet(s) there will be an additional $100 charge for cleaning. Please confirm that your pet is on a flea prevention program.

A service animal can be any breed and any size of dog and are trained to perform a task directly related to a person's disability. Guests with a service animal will be asked two questions allowed by ADA. "Is the dog a service animal required because of a disability?" "What work or task has the dog been trained to perform?" Guests with a service dog are invited to choose the property that will best suit their needs. Emotional service animals are not ADA recognize. See FAQs: Do you allow emotional support animals.

Pets who provide emotional support, well being, comfort or companionship are not recognized as a service animal under ADA regulations. Guests with an emotional support animal will be asked to choose only from those properties that are designated as pet friendly. The same pet fees apply as mentioned under the PETS category for emotional support animals.

We make every effort to locate and return lost items, but will not be responsible for things you leave behind and that we cannot find! When you leave something behind, call Georgia Mountain Rentals and we will alert housekeeping of the missing item(s). If found we will have it shipped to you at your expense. Lost and Found items unclaimed after 30 days will be turned over to local charities. 

Fireplaces are seasonal and are non-operational yearly from May through September. Firewood is not provided for cabins with wood burning fireplaces, stoves or outdoor fire pits. Firewood may be obtained from many local markets at reasonable rates. Most of our cabins are equipped with gas logs. The gas logs are not to be rearranged for any reason! No one is allowed to chop or destroy any trees or shrubs on the property doing so will result in a $500 fine. A good rule of thumb is if the A/C is required to keep the cabin comfortable, the fireplace is not to be used.

We do not rent our cabins to local residents. Anyone living within 30-45 minutes is considered local. From past experience, we have changed this policy: No properties are to be rented to local residents.

For security purposes, we require the full name and ages of each person who stays at one of our properties. Not only does this confirm that all guests are of the required age, but if something were ever to happen, as in the Gatlinburg fires, we have the information necessary to locate all guests. 

Smoking is not permitted inside any of our properties. If you smoke outside, we ask that you do so away from open doors and make sure you clean up the cigarette butts. Do not use the outdoor fire pit as an ashtray. Failure to obey this rule will result in an additional charge to Guest's credit card in the amount of $200.00. There are several properties where the owners request that guest smoke away from the house on the property line.

Georgia Mountain Rentals gladly rents to families or responsible adult guests who are all 21 years of age or older. For properties listed “Luxury” the minimum age for guests is 25 years old. Families are welcomed to any of our properties, as long as the number of adults and children does not exceed the maximum number of guests for the property. 

Georgia Mountain Rentals has a "No-Group" Policy which includes but is not limited to the following: SCHOOL, SPRING BREAK, PROM, GRADUATION, SORORITIES, FRATERNITIES AND OR WEDDING RECEPTIONS.

Georgia Mountain Rentals will not enter into a Rental Agreement with anyone under the age of 21, or anyone under the age of 25 for our Luxury properties. Be honest! The best way to avoid problems during your stay is to be up front when making the reservation. Any such misrepresentation, overcrowding, exceeding parking capacity, or sub-letting of Rental Property will result in both the forfeiture of all monies paid (including all fees) and immediate, expedited eviction. 

In addition, Georgia Mountain Rentals reserves the right to bill $150 per incident for neighborhood complaint calls made to the police or complaint calls to GMR after hour’s emergency number, or any other neighborhood complaint regarding Guest noise, nuisance, and parties. Georgia Mountain Rentals HAS A ZERO TOLERANCE POLICY FOR ROWDY GROUPS - PLEASE BE A GOOD NEIGHBOR.

If the property is in the Innsbruck Golf Community, no trailers are allowed. We have a place at the Georgia Mountain Rentals office in Sautee Nacoochee for you to park your trailer. The same applies to RVs and boats. Call Georgia Mountain Rentals for more information.
